Ainsdale on Sea Eco Vision moves forward as former Sands Public House site set for redevelopment
The former Sands Public House site in Ainsdale is set to be transformed after Sefton Council reached a major milestone in plans to bring new investment to the area.
The Council has agreed Heads of Terms with GSL Developments Limited for the redevelopment of the vacant site on Shore Road, which forms part of the wider Ainsdale on Sea Eco-Vision.
The prominent coastal site has remained empty for several years, with the existing buildings falling into a poor state of repair and no longer providing the welcoming first impression expected at one of the main routes into Ainsdale and the Sefton Coast.
Plans to bring new investment to Ainsdale gateway site
Approval has been given by Sefton Council’s Cabinet Member for Regeneration, Economy and Skills for the disposal of the site through a phased lease arrangement.
The agreement will allow redevelopment proposals to progress while ensuring key development milestones are achieved before a long-term lease is granted.
The Heads of Terms provide the framework for bringing forward new plans for the site and represent an important step towards regenerating one of Ainsdale’s most recognisable locations.
The redevelopment forms part of the Council’s ambitions to support sustainable growth, improve the visitor experience along the Sefton Coast and create opportunities for residents and local businesses.
Ainsdale on Sea Eco Vision aims to transform coastal area
The Ainsdale on Sea Eco-Vision was published in 2025 and sets out a long-term approach to nature-led regeneration across the area.
The vision focuses on making the most of Ainsdale’s unique coastal environment while supporting communities, visitors and the local economy.
The transformation of the former Sands Public House site is one of the first major opportunities to deliver visible change and investment as part of the wider programme.
GSL Developments Limited will now progress with the next stages of developing proposals, including preparing designs and seeking planning approval.
The redevelopment is expected to help bring a long-vacant site back into use while creating a new destination for Ainsdale.
