Sutton Kersh Auctions reach £38 million sales in just four auctions

Liverpool based property auction house, Sutton Kersh Auctions, have reached the half way point of their auction calendar having sold a total of 270 Lots equating to £38 million worth of property sales.

This auction seemed to offer a variety of properties at a variety of price points. There were just under 20 properties which sold with guide prices of £50,000 or less. Also on offer were over 30 residential investment properties and vacant land, in addition to 15 mixed use and commercial properties.

“Despite the recent election and uncertainty within the property industry, we were able to achieve sales in excess of £10.6 million in our summer auction. We also saw a record amount of pre-auction sales which reinforces the demand for properties that are reasonably priced,” comments Cathy Holt, Associate Director at Sutton Kersh Auctions.

A few highlights from the auction were:

Lot 1, a two bedroom house just off Smithdown Road, L8, was listed with a guide price of £45,000. The property would be suitable for investment purposes with a potential rental income of £7,000 per annum and sold for £73,000 on the day, 62% over the guide.

Lot 12 sold for £38,000 over its guide price. This four bed semi-detached home in Aintree was in need of refurbishment but would make a great family home or investment opportunity for the buyer once the works were complete.

A two bed doer-upper on Macdonald Street in the popular L15 area of Liverpool had a guide price of £45,000 and sold for £80,000, 78% above guide. Lot 48 on Anderson Road, which was another doer-upper in L15, had three bedrooms and a higher guide price of £85,000 but went on to sell for £125,000 –  £40,000 over its guide price!

Lot 51, a mixed use three storey unit, currently comprising of a retail unit and self-contained flats, was listed with a guide of £125,000 and sold for £169,000 and once the works are completed has a potential rental income of £31,200.

A three bed mid terraced house on Muirhead Avenue East in L11, in need of a full upgrade and refurbishment, sold for £48,000 over its guide price of £70,000.

There really was something for everyone at this auction, reflected in a stunning detached cottage in the desirable area of Helston, Cornwall, which was listed at £395,000 and after a chaotic bidding war, watched by hundreds of registered bidders throughout the UK, sold for an astonishing £559,000.
